TwelveTrees Park is a residential-led masterplan that transforms a forgotten piece of GLA-owned brownfield land into a vibrant London destination in its own right.

Delivering over 3,814 homes in a range of tenures, 50% of which are affordable homes, the development also provides a new entrance and public plaza for West Ham Station, two pedestrian bridges, a 1,000-pupil science academy, retail, offices and a community hub, set within significant landscaped open space.

Defined by a 350-metre long linear park that has been designed in the spirit of London’s historic public parks, a network of residential streets, generously landscaped gardens and a high quality public realm establishes the basis for the built environment and the key that unlocks high density within the masterplan. The height is concentrated on the east end of the park where a new town centre is created, marking the new station entrance, and the main connection to the West Ham community in the east.
