Wood Wharf is a new waterside city quarter to the east of Canary Wharf. Sited within a dense, housing-led masterplan, this development comprises two efficient 10- and 11-storey hybrid blocks containing homes, underground sports hall, primary school and a medical centre. The tenure is solely affordable apartments of one and two-bedroom apartments alongside larger three and four-bedroom family homes.
The plot is articulated as a white precast concrete plinth that binds together community uses at ground level. As these buildings mark the eastern gateway to the wider development, the plinth gently divides between the blocks to form a landscaped public route into Wood Wharf.
A relentless efficiency in plan layout and façade approach enabled a higher external specification than typically associated with affordable housing to complement its luxury neighbours. Combined with a site-wide carbon reduction of 31%, the scheme raises the bar for affordable housing.
